We work closely with our wider professional group to deliver a genuine one-stop-shop experience for both UK and overseas clients. This includes support with sourcing, development, interior design, lettings and management, mortgages, finance, insurance and in-house conveyancing.

1) Valuation and Inspection

As soon as we receive the landlord's instruction to manage we'll make sure you get the best prices for your property and give you suggestion on how to increase your rental figures. We'll also ensure your property will meet all regulations and liaise with the local council to ensure full compliance is met.

2) Marketing

Once we are both happy your property is up to regulation we begin by advertising your property across various platforms to ensure a wide audience reach. Utilising the likes of Zoopla, On The Market, Spareroom, our own website as well as social media we ensure your property gains as much coverage as possible.

3) Viewings

Our team will carry out all viewings whether it is during working hours, after hours or the weekends. We are committed to finding the right tenants and always ensure for those living in HMO's their new housemates will be a right fit for the house.

4) Deposit Options

Letting Complete offers two referencing options to potential tenants as we understand the need to be flexible with upfront costs whilst ensuring the landlord's financials are protected. That's why we offer tenants the option of one month's rent as deposit or a 'Nil Deposit' providing a lower, non refundable cost option. Tenant's opting for the month's rent as deposit are protected by the DPS.

5) Referencing

All tenant undergo a Grade A referencing to check various variables such as the tenant's credit score, employment history, financial history and landlord references.

6) Move In

Letting Complete will prepare all necessary documentation and ensure all required funds are paid upfront prior to the tenant's move in. An inventory will be taken at the beginning of each move in to prevent any disputes in damages between the landlord and tenant at the end of the tenancy with the inventory available for both landlord and tenant upon request.

7) Inspections

Letting Complete offers regular inspection reports of your property so you are kept well aware of any maintenance issues of your property. For single lets we do quarterly reports and for HMO's; monthly reports (HMO inspections are only inclusive of communal areas).

8) Rent

Our Accounts team will ensure your rental payments are paid in a timely manner. We understand the importance of cash flow when it comes to managing a portfolio so will always look to work with you to ensure your financials are expertly managed. We will chase all arrears and devise a payment plan with the tenant at the landlord's approval so all funds are paid in a timely manner.

9) Contractors

With many of our own cleaning and maintenance team, we have a long standing relationship with many of our own contractors who we have enjoyed many years of service with. We are happy to put a stamp on all our works and offer a top-spec cleaning service optional to the landlord. Cleaning is offered on a fortnightly or month basis.

10) Move Out

Once a tenancy has expired our letting team will conduct a full check out to ensure everything is in full working order and any damages not considered wear and tear will be resolved with the tenant on behalf of the landlord keeping disputes to a minimum.

Maintenance & Refurbishment

One of the biggest drains on a landlord's profit are repairs and maintenance costs. With Letting Complete, we can help you keep these costs down by ensuring you are always dealing with trusted tenants, and that your property is maintained to the highest of standards.

With our Managed Service option, you can benefit from:

  • A full disclosure service, where you will be notified by telephone, text and e-mail about any issues that have arisen regarding your property - so you have no nasty surprises when you receive your monthly invoice
  • Reporting that identifies issues and puts systems in place to prevent them from reoccurring
  • Realistic maintenance charges, that are fair and reasonable for everyone
  • A monthly subscription budget that covers all minor repairs under £500 - any of the budget that is not spent will be returned to you in full at the end of the year
  • We are happy to let you spread maintenance costs over a few months, so you can manage your cash flow easily and aren't hit with a big bill all at once

For refurbishments or major works, Letting Complete can spread the costs over an agreed period to help you improve your cash flow. A deposit will be required and then we can then spread the costs over the coming months once you have a tenant in the property. We will use our skilled trades people and contractors so we know everything will be completed within an agreed time scale and meet regulations.

Tenants

At Letting Complete, we want to make sure you only get great tenants, and can keep them for as long as possible. We have an extensive existing tenants listing and we reference check all our tenants with a GRADE A reference checking policy.

Reference checking is undertaken by one of the best reference checking companies within the UK - HomeLet. All the tenants are scored and must achieve above a certain score line, if this is not achieved we will request a guarantee.

The reference checking process includes:

  • Credit Checks
  • Adverse credit history
  • Previous address checks
  • Employment check
  • Affordability checks on paying the rent
  • Previous Landlord Tenancy checks
  • All adult tenants are reference checked

Each tenant is given a tenancy agreement which is specific to them, meeting both their needs and yours for the length of the tenancy agreement. Once you have secured tenants who you are happy with and want to keep, Letting Complete will try and get them on longer tenancy agreements, saving you and them money and ensuring you keep great tenants for longer.

Safety & Security

The area of safety is paramount for our Landlords and tenants, and Letting Complete insist on both legislation matters and good code of practice to keep tenants safe as well as protecting your property.

Letting Complete ensure:

  • Gas safety certification by a Gas safety registered engineer
  • Electrical Equipment tested and certificated
  • Electrical goods PAT tested
  • Energy Performance Certificates provided
  • Furniture in the property must have labels attached to demonstrate they meet regulations
  • Fire Alarms in working order
  • Carbon Dioxide in working order

All the above are required in every property before renting out to a tenant, and Letting Complete will assist you in making sure all these are in place before a tenant takes occupancy.

We also advise that all properties have an inventory check before and after the tenant leaves so you can be confident that the property is being well maintained. We are able to complete the report for the landlord for a small cost and provide both you and the tenant with copies. At Letting Complete we even take photos to ensure there is no misunderstanding.

Letting Complete are registered with The Deposit Protection Service so all deposits are protected for both the landlord and tenant in case of any disputes.

We will visit the property 4 times a year to make sure that your property is well maintained and check that the tenant is following their tenancy agreement.

Part of our commitment to our landlords is a guaranteed rent scheme that will make sure you always receive your rent each month.
